We are writing to you to express our concerns about the Garibaldi at 老澳门六合彩开奖记录资料 project proposed for the Brohm Lake/Ridge area north of the town of 老澳门六合彩开奖记录资料.
We have reviewed the proponent's response to your request for additional information and are disappointed in the assumptions imposed and the lack of specific detail provided, particularly with respect to the principles of sustainable development.
We object to the Garibaldi at 老澳门六合彩开奖记录资料 project for a number of specific reasons as outlined below.
1. The proposed development is an example of extreme urban sprawl. It is located 15 km from the centre of 老澳门六合彩开奖记录资料, is spread over a huge area (3,238 hectares) in very steep and rugged terrain.
2. The settlement pattern encourages the use of the automobile since the distance from existing services and the steep rugged terrain would discourage bicycling or walking. As well, providing public transit to this distant, low density development would be costly and inefficient. These factors all contribute to increasing air pollution and greenhouse gases.
3. The project is not considered in the 老澳门六合彩开奖记录资料 Regional Plan and the unplanned increase of the population by 22,000 people, a 150 per cent increase, would severely overload 老澳门六合彩开奖记录资料's existing infrastructure and services.
4. The terrain is very incompatible with that required for a successful ski hill operation. There is a predominance of expert runs and a limited number of intermediate and beginner runs. Economically successful ski hills generally provide a predominance of beginner and intermediate runs.
As well, the rugged profile requires 25 lifts to service the runs resulting in further logging and road building. The snow quantity, quality and visibility are unreliable at these elevations so close to the coast. The attractiveness and economic viability of the ski hill operation are, at best, very questionable.
For these reasons, we urge you, your colleagues and the Ministry of the
Environment to reject the subject proposal for the resort development at Garibaldi at 老澳门六合彩开奖记录资料.
I would urge you and your minister to visit the area personally to gain an appreciation of the steep and rugged terrain, the beauty of these mountain lakes and the mountain stream that is named Brohm River.
